Real estate for sale in Marco Island Florida and real estate for sale in Naples FL has a great diversity of home types. The terms we use to describe these homes may be unfamiliar to out-of-country buyers, so here is an overview to give you a better understanding:

Carriage homes

Originally, carriage homes were designed with a ground-level space to house the carriages and a living space above for the staff.

The upper floor often included a small apartment or rooms where the staff could live comfortably while being close to their work at the owner’s residence.

In modern times, carriage homes have evolved and are now residential units that are standalone dwellings.

A carriage home is now considered a condo in a two-story building with six or more units, that have at least a one-car garage.

Coach homes

Coach homes are 4-plexes and can have up to 12 units per building. There are 2 condos upstairs and 2 downstairs.

They are usually larger condos with up to 2,400 sq ft living area with most of the area upstairs because of the 1- or 2-car garage.

Many of the units upstairs have higher ceilings such as cathedral or vaulted style.

low rise

Condos (low-rise)

Low Rise Condominiums are 3 story walkup buildings that can have up to 18 units per building.

Condos usually range in size from 800 to 1,500 sq ft. Parking is usually detached from the buildings and could be a carport, a detached garage or just a designated spot in the open.


mid rise

Condos (mid-rise)

Mid-Rise Condominiums are 4- to 7-story buildings with 4 to 12 units per floor. Generally these are still walkup buildings, however more luxurious developments will most likely have an elevator.

The units may range in size up to 3,000 sq ft. Parking is detached from the buildings and is open, car ports or detached garages.

Condos (high-rise)

High-rise condos feature 8 or more stories with 4 to 8 units per floor. These units will mostly have elevator access. The sizes of the condos can vary from 1,000 to more than 15,000 sq ft for penthouses.

Parking is detached and either open or covered within a parking garage.

A courtyard home is house that usually has a block wall surrounding the lanai or patio and most of the time has a roof made out of screen.

The main room of a courtyard house often opens onto the courtyard, and the exterior walls may be windowless.

A garden home in Florida is typically a single-family attached or detached home that is smaller in size compared to a traditional single-family house.

These homes are designed to maximize living space while minimizing outdoor maintenance, making them an attractive option for individuals or families who prefer a more manageable living environment.

Usually Garden Apartments consist of multiple 2-story buildings with the same design surrounded by lush tropical landscaping, plants, and flowers. Mostly these units are smaller 2-bedroom condos +- 1,000 sq ft.

An estate home has its name from the typically large piece of land it sits on and the luxurious type of home that it accommodates.

Estate homes offer a generous amount of living space, often have multiple levels, and include features like grand entrances, beautifully landscaped surroundings.

They have a high degree of privacy, gated entrances, or long driveways, possibly tennis or basketball courts, home theaters, wine cellars, gyms, guest houses, and extensive outdoor entertaining areas.

It is a standalone structure that is detached and separate from other dwellings and does not share any walls or roofs with neighboring residences.

Townhouses for sale in Marco Island Florida and townhomes for sale in Naples Florida are basically 2-story condo units.

There can be multiple townhomes per building each with an upstairs and downstairs, and they usually share a common wall.

Attached villas are single-story buildings with 2 to 6 units per building. 2 units look pretty much like a duplex where they share a common wall.

They have attached or separate one- or two-car garages. These units are designed like a single-family home but usually only range up to about 2,000 sq ft of living area.

Detached villas

A detached villa for sale in Marco Island Florida or Naples is a single, or 2-story detached house with a street frontage usually ranging from 45 to 65 feet.

The lot depth varies and can range up to 150 ft.

Therefore the floor plans are long and narrow and in most cases these units are built on lots with zero lot lines.

Single story villas can have up to 2,500, whereas 2-story ones can have as much as 4,000 sq ft.
